Single room self-contain (single room self contained)

Last checked 13 October 2026 · Checked by the Property Centre content team

A single room self-contain is one room that comes with its own private bathroom and toilet, and often a small kitchen area. Nothing is shared with neighbours. In Ghana it is the usual first step up from a single room in a compound house, and it works much like a studio flat.

Also called: single room self contained, self-contain single room, S/C single room, studio

What a single room self-contain includes

The words tell you most of what you need. Single room means you rent one room to live and sleep in. Self-contain means the room has its own facilities, so you do not queue for a shared bathroom or toilet with other tenants.

In practice the unit is one main room with a private bathroom and toilet attached. Many also have a small kitchen corner or a porch where you can cook. Some sit inside a compound house with other units around a shared yard; others are in purpose-built blocks of similar rooms, often with a gate and a caretaker.

On Ghana Property Centre these units are listed under the self-contained apartment pages, so a search for a self-contain in a particular area shows them together with other self-contained units.

Advertisers use the label loosely. One listing may mean a room with a full bathroom and kitchen, while another means a room with only a private toilet and a shared bathroom. Read the description and the photos, and ask before you view.

Renting follows the same rules as any other home. The Rent Act and PNDCL 138 apply, the landlord should register the tenancy with Rent Control, and the law limits how much rent can be demanded in advance (see advance rent).

Differences by region

The term is used across the country. In Greater Accra it is the most searched housing phrase we track, with demand concentrated in fast-growing suburbs where many new single-room blocks are being built. In Kumasi and other regional capitals the same unit is common, and the label "self contain" on its own is often used for it. Names for the kitchen area vary: some listings say kitchenette, some say porch kitchen, some say nothing at all.

What to check

  • Whether the bathroom and the toilet are both private, or only one of them.
  • Whether there is a kitchen space, and whether cooking is allowed inside.
  • How electricity is metered: a separate prepaid meter, or a shared meter split between tenants.
  • How water is supplied, and whether there is a storage tank.
  • Who else lives in the compound and what the house rules are.
  • How much advance is being asked, against the legal limit in the figures.
  • That you get a written tenancy agreement and a rent card.

Things to watch for

  • An agent who asks for a viewing fee before showing you anything.
  • A demand for advance rent well beyond the legal limit, with an agreement that records a smaller amount.
  • Photos that do not show the bathroom, or a listing that will not say whether the toilet is private.
  • Pressure to pay in cash to someone who is not the landlord or a licensed agent.

Questions

What is a single room self-contain?

It is one room with its own bathroom and toilet, and often a small kitchen area, so you share no facilities with other tenants. It is Ghana's version of a studio flat.

What is the difference between a single room and a single room self-contain?

A single room shares the bathroom, toilet and usually the kitchen with other tenants. A self-contain has those facilities to itself. That privacy is why a self-contain usually rents for more.

How much advance can a landlord take for a single room self-contain?

The same limit applies as for any other home. The legal cap is shown in the figures on the advance rent page, and many landlords ask for more in practice. You can report excessive demands to Rent Control.

Is a single room self-contain the same as a chamber and hall?

No. A chamber and hall has two rooms, a bedroom and a living room. A single room self-contain has one room.

Where can I find a single room self-contain for rent in Accra?

Use the self-contained apartments for rent pages linked below, and filter by area. Check each listing for the facilities described above.
