Single room

Last checked 13 October 2026 · Checked by the Property Centre content team

A single room is one room rented on its own, usually in a compound house, where the tenant shares the bathroom, toilet and often the kitchen with other households. It is the lowest-cost rental in Ghana's towns and cities, and many renters start here before moving to a self-contain.

Also called: single room for rent, room

What renting a single room involves

A single room gives you one private space to sleep and keep your things. Everything else is shared. In a typical compound house several households live in rooms arranged around a courtyard, and they use common bathrooms, toilets and a cooking area.

Because the facilities are shared, the rent is lower than for a self-contained unit. That makes the single room a common choice for students, young workers and people new to a city.

The tenancy is still a tenancy under the Rent Act. Monthly tenants are entitled to a rent card from the landlord, the tenancy should be registered with Rent Control, and the rules on advance rent apply. Landlords in compound houses are often resident, so house rules on visitors, water use and cleaning are usually agreed informally. Ask for them in writing if they matter to you.

Listings for single rooms are less common online than for self-contained units, because many are let by word of mouth or through local agents. When you do find one advertised, the description may simply say "room" or "single room".

Moving on. Many tenants move from a single room to a self-contain or a chamber and hall as their budget grows. When you compare, count the cost of shared utilities and the time spent queuing for facilities as well as the rent.

Differences by region

Single rooms in compound houses are found in every region. In central Accra and Kumasi many compound houses are old family houses, so the person collecting rent may be a family member rather than a sole owner. In newer suburbs, single rooms are less common than self-contained units, because developers build rooms with private facilities.

What to check

  • How many households share each bathroom and toilet.
  • How water and electricity bills are split, and whether there is a prepaid meter.
  • Whether you may cook in the room or only in a shared area.
  • Who the landlord is, if the building is a family house.
  • The advance being asked, against the legal limit.
  • That you receive a rent card and, ideally, a written agreement.

Things to watch for

  • A person collecting rent who cannot show they speak for the owner or the family.
  • An agent who wants a fee before showing the room.
  • No receipt for money paid.

Questions

What does single room mean in Ghana?

It means one room rented on its own, with the bathroom, toilet and usually the kitchen shared with other tenants in the same house.

Is a single room cheaper than a self-contain?

Usually yes, because you share the facilities. The trade-off is less privacy and more people using the bathroom and toilet.

Do I need a tenancy agreement for a single room?

The tenancy should be registered with Rent Control and monthly tenants should get a rent card. A written agreement protects both sides and is strongly advisable.
