Self-contained (self contain)

Last checked 13 October 2026 · Checked by the Property Centre content team

Self-contained, often shortened to self-contain or S/C, describes a rental unit that has its own private toilet, bathroom and usually a kitchen, so the tenant shares none of these with neighbours. In Ghana it is added to other names, as in single room self-contain or chamber and hall self-contain.

Also called: self contain, self-contain, S/C, self con

What self-contained means in Ghana

Self-contained is a description, not a size. It tells you that the unit has its own facilities. It can be attached to almost any home type:

  • Single room self-contain: one room with private facilities.
  • Chamber and hall self-contain: a bedroom and living room with private facilities.
  • Two-bedroom self-contain: a flat with its own facilities, though larger flats are rarely described this way because privacy is assumed.

The label matters most at the lower end of the market, where many homes are in compound houses with shared bathrooms. There, self-contain marks the difference between sharing and not sharing, and it usually means a higher rent.

On Ghana Property Centre, one-room self-contained units are listed under the self-contained apartment pages, and one-bedroom units under mini flats. Larger self-contained flats appear under flats and apartments by number of bedrooms.

The law does not define self-contained, so it is an advertiser's description. That is why checking each facility matters.

Why the label matters. In Ghana's cities a large share of low-cost rental homes are in compound houses with shared facilities. For many renters, moving from a shared room to a self-contained unit is the main step up, and the label is how advertisers signal it.

What it does not tell you. Self-contained does not say how big the unit is, whether it has a proper kitchen, how electricity is metered or whether water is reliable. It also says nothing about the tenancy terms. Those you need to check separately.

Searching. On Ghana Property Centre, use the self-contained apartment pages for one-room units and the mini flats pages for chamber and hall self-contain units. For larger homes, filter flats and houses by number of bedrooms.

Differences by region

The term is used nationwide. In Greater Accra and Kumasi it is often shortened to "self con" or "S/C" in listing titles. In Nigeria the same idea is called "self contain" and refers mostly to a one-room unit; in Ghana it is more often combined with another unit name.

What to check

  • Whether the toilet, bathroom and kitchen are each private.
  • Whether the meter is separate.
  • Whether the description and the photos agree.
  • How water is supplied and stored.
  • The advance asked, against the legal cap.
  • That the tenancy will be registered with Rent Control.

Things to watch for

  • Listings that call a unit self-contained but show shared facilities.
  • Refusal to let you view the bathroom before paying.

Questions

What does self contain mean?

It means the unit has its own toilet, bathroom and usually a kitchen, so you share none of these with other tenants.

What does S/C mean in a house advert?

S/C is short for self-contained or self-contain.

Is self contain the same as a studio?

A single room self-contain is close to a studio flat. Self-contained on its own only tells you the facilities are private, not how many rooms there are.

Is a self-contained flat more expensive than a room in a compound house?

Usually yes, because the facilities are private. Compare rents on the list pages for the area you want.

What is a self-contained apartment in Ghana?

Any flat with its own toilet, bathroom and kitchen. The term is used most for one-room and one-bedroom units.
