What self-contain adds to a chamber and hall
A chamber and hall is a bedroom plus a living room. Adding self-contain means the unit has all its own facilities. You get a private bathroom and toilet, and a kitchen or kitchenette that only your household uses.
These units are built in large numbers in Ghana's growing suburbs, often as rows of identical flats in one compound with a gate. Some are in blocks of flats; others are added to the back of a family house. Because the layout matches a mini flat, Ghana Property Centre lists them on the mini flats pages.
Listings sometimes stretch the meaning of self-contain. A unit with a private toilet but a shared bathroom, or with no real kitchen, may still be advertised as self-contained. Confirm each facility before you pay anything.
Renting a chamber and hall self-contain follows the general rules: the landlord should register the tenancy with Rent Control, the law limits the advance that can be demanded, and any agent involved should be licensed by the Real Estate Agency Council.
Differences by region
Demand is highest in Greater Accra, where suburbs such as those along the main roads out of the city have many new units. Kumasi, Kasoa and Tema also have large numbers. Names vary slightly: you will see "self contain", "self contained" and "S/C". Some Kumasi listings use "chamber and hall" alone for self-contained units.
What to check
- That the bathroom, toilet and kitchen are all private.
- Whether the unit has its own prepaid electricity meter.
- Water supply and storage.
- Security: gate, wall, caretaker.
- The advance asked and the amount recorded in the written agreement.
- The agent's licence, if an agent is involved.
Things to watch for
- "Self-contain" in the title but photos of a shared bathroom.
- An agreement that records less advance than you actually paid.
- Requests to pay in cash to an agent, which the Real Estate Agency Act forbids.

Questions
What is a chamber and hall self-contain?
It is a bedroom and a living room with a private bathroom, toilet and kitchen. It is effectively a one-bedroom flat.
Is a chamber and hall self-contain the same as a mini flat?
Yes, the layout is the same. Ghana Property Centre lists them together on the mini flats pages.
How do I know a listing is really self-contained?
Ask whether the bathroom, toilet and kitchen are all private, and look for photos of each. The label is sometimes used for units with only a private toilet.
Can a landlord ask for two years' advance on a chamber and hall self-contain?
The law caps advance rent, and the cap is shown in the figures on the advance rent page. Demands above it are common, but Rent Control treats them as unlawful.
