What a townhouse is in Ghana
A townhouse is a joined house: it shares a side wall with the house next door, or walls on both sides if it sits in the middle of a row. Each unit has its own entrance, and the rooms are spread over two or more floors.
Where you find them. On Ghana Property Centre almost every townhouse listing is in Greater Accra, with the largest numbers in East Legon, Cantonments and Airport Residential Area. Most are built by developers as a group of similar units behind a shared wall and gate, and most are advertised in US dollars. More are offered for rent than for sale.
What the estate provides. Townhouse developments usually come with shared security, a gatehouse, landscaped common areas and sometimes a pool or gym. These are paid for through a service charge set by the developer or an estate management company, on top of the rent or purchase price.
What a buyer owns. Ghana has no dedicated condominium or strata law, so there is no standard way to own one unit in a shared development. In practice the developer holds a lease of the whole site and passes each unit to the buyer by a sublease or an assignment, together with a share in the common areas and rules for running them. The buyer's interest can never be longer than what the developer holds, so the term left on the head lease matters.
Finishing. Some units are sold fully finished and others as shells that the buyer completes. The sale agreement should say exactly which fittings are included.
Differences by region
Townhouses are mainly a Greater Accra product. Outside Greater Accra, including Kumasi, they are rare on Ghana Property Centre.
What to check before you rent or buy
- The developer's own title: the head lease or indenture for the estate, and how many years are left on it.
- What you will receive: a sublease or assignment, the term it gives you, and whether the head lessor's consent is needed.
- An official search at the Lands Commission on the estate land.
- The estate rules and who enforces them: the developer, a management company or an owners' association.
- The service charge: what it covers, how it is set and raised, and whether the unit carries any arrears.
- Who repairs shared walls, roofs, drains and boundary walls.
- The finishing level and fittings, written into the agreement.
- That any agent or broker you deal with holds a Real Estate Agency Council licence.
Things to watch for
- A seller who cannot show the head lease for the whole site.
- No written estate rules or service charge terms.
- A unit sold to a non-citizen for a longer term than the law allows.
- A demand to pay a deposit in cash.
- Shared facilities in the brochure that are not built or not in the agreement.
