Plot of land (plot)

Last checked 13 October 2026 · Checked by the Property Centre content team

A plot of land is the standard unit used to sell residential land in Ghana. Its size is not fixed by law and varies by area and seller, so a plot in Accra may differ from one in Kumasi. Always confirm the actual dimensions in feet or metres against the site plan before you buy.

How big a plot of land is in Ghana

Ghanaians buy and sell land by the plot, but a plot is a convention, not a legal measure. Its size depends on the layout prepared for that area and on the seller.

Common sizes. Sellers quote several different plot sizes, and some call one of them the "national standard", but we found no official or professional-body standard. A half plot is half of whatever full plot the seller means.

Plots and acres. Larger parcels and farmland are sold by the acre. How many plots fit in an acre is simple division of the acre's area by the plot's area, before roads and drains are allowed for. Real layouts yield fewer plots once roads, drains and setbacks are taken out.

Using the converter. Enter any value to convert between plots, square metres, square feet, acres and hectares. Enter the plot's dimensions from the site plan, because there is no standard plot size to assume.

What really matters is the land described in your site plan: its dimensions, area and coordinates. That, not the word "plot", is what the indenture grants.

Price per plot. Prices are often quoted per plot. If plot sizes differ between two adverts, compare the price per square metre instead, and check whether the price includes documents, survey and registration costs.

Differences by region

  • Greater Accra and Ashanti: sellers quote a range of plot sizes, and half plots are common in Accra. Ask for dimensions.
  • Elsewhere: sizes vary by layout. Ask for dimensions.

What to check

  • The dimensions in feet or metres, not just "one plot".
  • That the site plan's area matches the advertised size.
  • Whether the price is per plot or for the whole parcel.
  • Whether roads and drains have been taken out of the layout.

Common mistakes

  • A plot price with no dimensions.
  • A site plan smaller than the plot you were promised.
  • Plots per acre that seem too good, with no allowance for roads.

Questions

What is the size of a plot of land in Ghana?

It is not fixed by law, and sellers quote different sizes. Check the dimensions on the site plan for the land you are buying.

How many plots make an acre in Ghana?

Divide the acre's area (in the figures) by the area of the plot on your site plan, then allow for roads and drains. The converter does the arithmetic.

What is a half plot?

Half of a full plot. Because full plots vary, ask for the half plot's dimensions.

How many square metres is a plot of land in Ghana?

Use the converter with the dimensions on your site plan; there is no standard plot size.

Is 100 by 100 a standard plot in Ghana?

Some listings use it, but sellers quote several sizes and there is no official standard.
