A three-bedroom apartment specified as:
fitted with fans, wardrobes, lights, sockets and AC unit,
- Two regular rooms -- fitted with wardrobes, fans, lights
- Living room with dining area -- fitted with fans, lights, AC unit.
- Kitchen with a store -- fitted with fans, gas tube, cabinets and sink unit.
- General bathroom -- fitted with water closet, shower set, heater unit.
- Tiled floors, pop ceiling throughout the apartment unit and a porch with flowerpots.
- Fire extinguisher and self-meter.
- The apartment block comes with a general visitor's washroom which can be used by all tenants' visitors.
The following services are offered as part of the rent charge:
- Water supply.
- General caretaker and compound cleaning.
- Waste Management
- AC Servicing: Once every 6 months.
- Perimeter lighting and maintenance.
- CCTV and security fence servicing.
- Septic tank and sewer hole (manhole) maintenance.
- Fire extinguisher servicing.
Please take note that any additional service not listed above, e.g. electricity, will be paid for by the tenant.
- Maintenance of CCTV cameras, electric fence, perimeter lights, drying lines, general washrooms and all other appliances outside of the tenant's unit will be done by the landlord unless damaged by the tenant or his/her dependant.
- During the first 3 months, any fault not caused by the tenant or identified will be fixed and paid for by the landlord.
- During the first 3 months, any damage caused by the tenant or his/her dependant will be paid for by the tenant.
Prospective tenants must be able to prove:
Citizenship or any form of identification (Passport, Ghana Card).
Employment status, including spouse and any additional dependent, if any.
Marital status.
Maximum number of persons with the tenant should not exceed 4 adults (Tenant, Wife, and any other 2 adults).
Number of persons occupying the apartment unit should not exceed three (3) adults and two (2) children.
A security deposit of GHS 4,000.00 shall be paid and retained by the landlord as security for the tenant's fulfilment of obligations under the contract agreement.
A painting deposit of GHS 2,500.00 shall be paid and retained by the landlord as security and will be used to restore the apartment unit after the end of the tenancy
